Surrey is where we build our largest decks, and it is a genuinely different job from working in Vancouver. Lots are wide, side access is usually driveable, and the yards in Cloverdale, Panorama Ridge and South Surrey can take a deck sized as an actual outdoor living space — covered dining, an outdoor kitchen, multiple zones. The housing stock is also newer on the whole, so we are less often dealing with century-old framing and more often extending or replacing a builder-grade deck that came with the house and was built to the minimum.

Two Surrey-specific things shape how we build. First, drainage: large parts of Surrey sit on heavy clay that drains slowly, and Newton, parts of Cloverdale and the flatter areas around Panorama hold water through the winter. Footings have to be taken to proper bearing and the ground under a deck planned deliberately, or posts move seasonally. Second, exposure: Surrey yards are typically more open than Vancouver's, with less tree cover and more direct sun. That makes covered structures and pergolas far more popular here, and it changes the material calculation — a fully exposed south-facing deck sees more UV and more thermal movement than a shaded Vancouver one.

Surrey Permit Info

The City of Surrey requires a building permit for decks attached to the house and for freestanding decks raised meaningfully above grade. Applications need a full drawing set — site plan, foundation plan, floor plan, cross section and elevations — submitted to Planning & Development. Surrey typically processes residential permits in roughly four to six weeks, and fees scale with project value. We prepare the drawing set and handle the application and inspections.

Scope: 680 sq ft composite deck with covered dining area, built-in BBQ surround, aluminum railings, integrated lighting, engineered footings for clay soil

Duration: 3.5 weeks (7 weeks including permit)

A large Cloverdale lot with a small builder deck the owners had outgrown. We removed it and built a 680 square foot composite deck in three zones: a covered dining area off the kitchen, an open sun deck, and a built-in BBQ surround with gas roughed in and permitted. Footings were taken well below the clay layer to stable bearing, and the ground beneath was graded and drained so winter saturation doesn't lift the posts.

That's a large share of our Surrey work. Builder decks are usually framed to the minimum and sized smaller than the yard can take. We tear out, reassess the footings properly, and rebuild at a size that actually suits the property.
